Fast-growing Beal Homes has submitted detailed plans for the first phase of a large-scale development of 800 homes in the award-winning housebuilder’s largest ever single scheme.
Beal intends to build houses on a 73-acre site in Goole, East Yorkshire, over a 15-year period, creating a development with an estimated value of £130m.
The development is a milestone project for East Yorkshire-based Beal and marks a step change in the growth of Yorkshire and Lincolnshire’s leading private housebuilder.
Outline planning consent was granted for development of the Goole site in 2016 and now, having secured the land, Beal has submitted a “reserved matters” application for the first phase of 196 open market properties and 10 affordable homes, as well as a main access road and other essential infrastructure to open up the site.
Dependent on planning approval, it is expected construction of the first homes will begin this summer.
The overall scheme will be the largest residential development in the Goole area for many years and will make a major contribution to the requirements of the East Riding Local Plan for the delivery of almost 2,000 new homes to be built in Goole up to 2029.
The site, which covers an area equivalent to almost 50 football pitches, is north of Rawcliffe Road and adjacent to the M62 and the development will include the provision of a new primary school and additional open space.
The scheme will feature an extensive range of Beal’s in-house designed properties, from starter homes to four bedroom family houses. Over the course of the development, Beal’s investment will secure the employment of almost 2,500 people.
It comes as Goole undergoes an economic resurgence with a wave of major investment, including plans by global manufacturing and engineering giant Siemens for a £200m factory to build and commission trains.
The Siemens facility, to be located at the Goole 36 development adjacent to junction 36 of the M62, will create 700 skilled engineering and manufacturing jobs, plus an additional 250 jobs during the construction phase and 1,700 more in the UK supply chain. Siemens announced the go ahead for the investment last November, having secured a £1.5bn contract from Transport for London to design and build trains for the London Underground.

News of the Goole development follows Beal’s 50th anniversary year, which was the family-owned company’s busiest ever. Beal delivered more than 250 new homes in 2018 – a new record for the business – across a series of prestigious developments and aims to achieve 300 completions this year.
Flagship projects include a high-quality residential development that forms a key element of Hull’s largest urban regeneration project – the £80m transformation of the Fruit Market waterfront district. Beal is part of the Wykeland Beal joint venture with Hull-based commercial developer Wykeland Group working in partnership with Hull City Council on the Fruit Market scheme.
Beal has also recently announced a £15m development of 55 luxury homes in sought-after Beverley, East Yorkshire. With infrastructure works under way, it is anticipated the first properties will be released for sale at the St. John’s Fold development in late spring.
The company’s strong pipeline of projects was also boosted recently by gaining detailed planning consent for a £60m development of 350 new homes in the popular village of Welton, on the northern edge of Lincoln. That development will add to Beal’s track record of creating high-quality new residential communities across Lincolnshire.
The company anticipates that its workforce will grow to around 250 employees over the next three years to support its expansion.
